1. Scope and acceptance
These Terms govern your access to and use of Hey Haven's website, Mini WebApp, Telegram integration, rental-search tools, New and Archived listing inbox, notifications, and related services (together, the Service).
By creating or connecting an account, activating a search, or using the Service after having an opportunity to read these Terms, you agree to them. If you do not agree, do not use the Service. Our Privacy Policy explains how we process personal data and is separate from these Terms.
2. Who may use Hey Haven
You must be at least 18 and legally capable of entering a contract. You must provide accurate account information and use only an account or Telegram identity that you are authorized to use.
You are responsible for activity performed through your account and for keeping your devices and access credentials secure.
3. What Hey Haven does
Hey Haven helps you define rental preferences, find potentially relevant third-party listings, receive notifications, and lightly organize listings in a New or Archived inbox. The original listing source remains responsible for complete and current details, contact options, and follow-up.
Hey Haven is not a landlord, estate agent, rental broker, property manager, insurer, legal adviser, immigration adviser, or financial adviser. We do not represent you or a listing provider, verify your legal eligibility for a property, guarantee availability, or enter into a tenancy for you.
The main listing action opens the original source. Archiving a listing or moving it back to New changes only your Hey Haven inbox. Opening a source link or reading a Telegram notification never changes that inbox state. Hey Haven does not contact a third party, submit an application, make a payment, or enter into an agreement for you.
4. Listings, matching, and source information
Listings and related facts may come from third-party websites or other public or licensed sources. They can be incomplete, delayed, inaccurate, duplicated, changed, or withdrawn without notice. A link may stop working, and a property may no longer be available by the time you see it.
Hey Haven compares the preferences you supply with facts it can obtain from a listing to decide which listings may be shown or notified to you. Matching is not a guarantee and may miss suitable properties. Missing or unreadable information must not be treated as confirmed.
Before relying on a listing, paying money, sending documents, travelling, or entering a tenancy, independently verify the property, the other party's identity and authority, all costs, eligibility requirements, contract terms, and availability. Never transfer money or sensitive documents until you have completed appropriate fraud checks.
5. Third-party services
The Service may open or depend on third-party services, including Telegram and listing-provider websites. Those services have their own terms and privacy practices. We do not control their availability, content, security, or decisions and are not a party to a transaction between you and a third party.
A link, logo, or listing source does not imply sponsorship, partnership, or endorsement unless we expressly say so. You are responsible for complying with a third party's lawful terms.
6. Your content and choices
You may enter rental preferences, language and notification choices, inbox archive choices, and other information accepted by available Service controls (User Content). You retain your rights in User Content and give us a limited, non-exclusive licence to host, copy, process, and display it only as needed to operate, secure, maintain, and improve the Service in accordance with our Privacy Policy.
Do not provide information you do not need to use the Service, including passports, bank statements, employment contracts, health information, or another person's confidential or personal data. You remain responsible for rental decisions, applications, deadlines, documents, payments, and agreements with third parties.
7. Acceptable use
You must not:
- use the Service unlawfully, fraudulently, or deceptively;
- impersonate another person or misrepresent your authority;
- scrape, bulk extract, resell, republish, or build a competing dataset from Hey Haven except where mandatory law permits it;
- bypass access controls, rate limits, or security measures;
- introduce malware, probe vulnerabilities without written authorization, or interfere with the Service or another account;
- use the Service or information obtained through it to send unsolicited or excessive messages; or
- infringe privacy, confidentiality, intellectual-property, or other rights.
8. Service availability and changes
We aim to provide a reliable Service, but do not promise uninterrupted or error-free operation or that every source, property, or notification will be available. Maintenance, provider failures, network conditions, rate limits, security events, and legal requirements can delay or interrupt the Service.
We may improve, replace, or discontinue features. Where a change materially reduces an active consumer service, we will provide reasonable notice when practicable and any remedy required by mandatory law.
9. Notifications
Notification speed is not guaranteed. A notification may be delayed, duplicated, suppressed, or fail because of source, network, Telegram, device, or account conditions. Pausing, stopping, or changing a search can affect future notifications.
Opening a source link or reading a Telegram notification does not archive or restore a listing. Archive and Move to New affect only your Hey Haven inbox. Do not rely on Hey Haven as the only way to meet a deadline or find housing.
10. Free trials, subscriptions, and payment
Your free trial begins when you first activate a search and lasts 72 hours, with the same features as a paid subscription. No upfront payment is required and the trial does not convert automatically. Each Telegram account may receive one trial.
The price is €2.99 per calendar month, paid through Stripe. The applicable VAT and total payable are shown before you confirm a paid subscription. Stripe may collect an email address for billing; Hey Haven does not require email registration. Stripe processes payments, but Hey Haven remains responsible for its merchant obligations, including applicable taxes, invoices, and refunds.
We will not charge you unless you expressly accept the paid offer and its payment obligation. If you confirm a subscription during your trial, your remaining trial is preserved: your first charge and paid monthly period begin at the original trial end. After the trial has expired, a new subscription starts with payment. Subscriptions renew automatically each calendar month until cancelled.
You can manage your payment method and cancel renewal yourself through the Stripe Customer Portal, reached from Search settings or the bot's /subscription command. Cancellation stops future renewals; paid access continues until the end of the paid period. Cancelling a scheduled subscription before its first charge preserves access until the original trial end. Pausing your search does not cancel a subscription.
We send a Telegram reminder one day before each trial or paid period ends. When access expires, new listing notifications stop; search settings and previous listings remain available. Renewing does not backfill missed listings or resume a paused search. For payment help, send /paysupport to the bot. See section 14 for withdrawal and refunds.

11. Intellectual property
The Service, Hey Haven branding, software, design, and original content are owned by the Service operator or its licensors and are protected by applicable law. Subject to these Terms, you receive a personal, limited, revocable, non-exclusive, non-transferable right to use the Service for your own rental search.
Third-party listing content remains subject to its owner's rights. Nothing in these Terms transfers those rights to you or Hey Haven.
12. Privacy and communications
Our Privacy Policy explains the personal data we process, why we process it, how long we keep it, and the choices available to you. Reading the Privacy Policy is not consent to optional marketing or tracking.
We may send service messages needed to secure your account, operate searches, deliver notifications, process subscriptions, or notify you of material contractual changes. Optional marketing requires the choice and unsubscribe method required by applicable law.
13. Suspension, account closure, and deletion
You may delete your account using the available controls. Our Privacy Policy explains deletion and any necessary lawful retention. Archiving only changes your inbox and does not delete the original listing.
Abuse includes fraud, repeated attempts to evade the one-trial limit, unlawful use, malicious interference, bypassing security or access controls, and unauthorized bulk extraction or resale. Ordinary complaints, exercising cancellation or refund rights, and good-faith security reports are not abuse.
We may restrict or suspend access while investigating credible abuse where reasonably necessary to protect users or the Service. A serious or established material breach may lead to immediate termination of access and the service subscription. Where lawful and practicable, we will give notice, explain the reasons, and provide an opportunity to challenge the decision through /paysupport. Temporary investigation alone does not establish a breach.
If we terminate your service subscription, we will stop future renewals. For an established material breach by you, unused paid time is not eligible for a discretionary refund only to the extent permitted by law. This does not exclude any mandatory refund, withdrawal, or other consumer remedy, and does not permit arbitrary forfeiture of your payments.

14. Consumer rights, withdrawal, and refunds
Nothing in these Terms excludes mandatory consumer rights or remedies for a defective service. Where applicable, consumers generally have 14 days from concluding an online service contract to withdraw. Merely using Hey Haven does not automatically waive that right. Any lawful proportional charge for service supplied before withdrawal requires the statutory conditions, including an express request for early performance, to be met. Send /paysupport to exercise your rights.
For statutory refunds, including applicable withdrawal reimbursements, we do not deduct Stripe processing costs. Cancellation of future renewal is separate from requesting a refund of an earlier payment.
Outside mandatory rights, we may offer a discretionary refund. Only where lawful, we may deduct the actual original payment-processing cost attributable to the refunded amount that Stripe does not return to us, never exceeding the refund and with no administrative markup. We will disclose the deduction and net refund before processing it.
Under Stripe Netherlands standard card pricing checked on 20 September 2026, issuing a card refund has no additional fee, but original processing and applicable currency-conversion fees are not returned. As an illustration, a €2.99 payment with a standard EEA card at 1.5% + €0.25 costs approximately €0.29, leaving approximately €2.70 for a discretionary full refund if that deduction is lawful. This is not a fixed refund fee: card type, currency conversion, payment method, account pricing, and rounding can change the actual cost. See Stripe Netherlands pricing and Stripe refund information.
Hey Haven does not guarantee that listings are genuine or complete, that every suitable home will be found, or that you will secure a tenancy. These limitations do not remove mandatory service-quality obligations or remedies.

15. Liability
We do not exclude or limit liability where doing so is unlawful, including liability for fraud or intentional misconduct and any other liability that applicable law says cannot be excluded.
To the extent permitted by law, we are not responsible for losses caused by a third-party listing or service, a user's decision or unlawful conduct, or an event outside our reasonable control. We are not responsible for business or commercial losses arising from a consumer's personal use of Hey Haven.
16. Governing law and disputes
These Terms are governed by the laws applicable to the operator of Hey Haven. This does not deprive a consumer of mandatory protections that apply where the consumer lives or uses the Service.
Please contact us first through the support channel made available in the Service so we can try to resolve a concern. Either party may use any court, consumer authority, data-protection authority, or other dispute process available under applicable law. These Terms do not require mandatory arbitration where that would be unlawful.
17. Changes to these Terms
We may update these Terms for legal, security, operational, payment, or product reasons. We will show the new effective date and version, give reasonable notice of material changes, and request fresh acceptance when required. Changes will not retroactively create charges without your agreement.
18. General provisions
If part of these Terms is unenforceable, the remainder continues to apply to the extent permitted by law. A delay in enforcing a right is not a waiver. You may not transfer your contract with us without consent. We may transfer it as part of a genuine reorganization or sale only with appropriate notice and without reducing mandatory consumer rights.
This English version is the version currently published by Hey Haven. The labeled translations are intended to have the same meaning; mandatory local-language and consumer protections continue to apply.
19. Contact
For questions about these Terms, account support, privacy, or payments, open the Telegram bot connected to your Hey Haven account and send /paysupport followed by a description of your issue. The bot records a support request and returns a reference number. Keep that number for follow-up.
